These are the Tennessee cities that saw the largest home price increases in the past year. Is yours on the list?

A new ranking determined the cities in Tennessee where home prices increased by the most money.

It's no secret that home prices have climbed in the past few years. Areas in Tennessee have almost doubled their prices since the pandemic. In just one year, some cities in the state have increased their home prices by over 10%.

The list by Stacker, a data analyst publisher, determined which cities saw the largest increases in home prices based on the amount by which the prices grew. It used Zillow to determine home prices for the past five years and ranked the cities accordingly.

According to Zillow, Tennessee home prices are up an average of 2.4% since Feb. 28, 2024, with a typical home valued at $316,501.

Here's what the study found.

Cities with the largest home growth in Tennessee

Brentwood, Tennessee, has had the highest median home value in the state. The Nashville suburb has a median home value of $1,313,859. Brentwood home prices have increased by $84,310 in the past year, about 6.9%. Over the past five years, home prices have increased $555,707, or 73.3%.

  5. Franklin: Home values increased by $34,800, or 4.1%, in one year to a median value of $875,625.
  6. Milton: Home values increased by $34,740, or 6.1%, in one year to a median value of $600,527.
  7. Byrdstown: Home values increased by $32,499, or 16.4%, in one year to a median value of $230,819.
  8. Pall Mall: Home values increased by $31,834, or 17%, in one year to a median value of $219,534.
  9. Arrington: Home values increased by $30,608, or 2.9%, in one year to a median value of $1,096,541.
  10. Signal Mountain: Home values increased by $28,998, or 5.3%, in one year to a median value of $580,623.

Cities with the largest percent price increase in Tennessee

Pall Mall, in Fentress County, had the highest percent growth in home prices between January 2024 and January 2025. In Pall Mall, the median home increased 17%, approximately $31,834, to $219,534.
